Here are a few things every good lease should include:
1. Clear Terms and Rent Expectations
Spell out the rent amount, due date, grace period, late fees, and how rent should be paid. Clear terms help eliminate confusion and give you leverage if payments are missed.
2. Maintenance and Responsibility Clauses
Who handles landscaping? What happens if a toilet overflows? Make sure your lease explains what you take care of—and what the tenant is responsible for.
3. Pet Policies, Guest Limits, and Behavior Guidelines
If you allow pets, define the fees and rules. Include expectations around noise, guests, and use of the property. It’s much easier to point to a lease clause than argue after the fact.
