Thorough tenant screening is the foundation of a successful rental experience. Our in-house screening process combines advanced technology with personal verification, ensuring we place high-quality tenants in your property.
Our screening includes:

Income & Employment Verification – We confirm tenants have stable income to afford the rent.
Landlord References – We personally verify rental history and past landlord experiences.
Compliance with All Laws – We follow federal and Arizona fair housing laws to ensure a legal and ethical screening process.

No, but rest assured—you can trust Professional Property Managers to place the best-qualified tenant for your property. Our proven screening process has evaluated thousands of applicants, and we know exactly what to look for in a responsible, long-term tenant.
We handle all aspects of tenant selection to ensure compliance with Arizona fair housing laws while minimizing the risk of placing a poor-quality renter. Our process is designed to protect you from potential legal issues and ensure consistent rental income.
-
No, you are not required to accept pets in your rental property. However, at Professional Property Managers, we want you to be aware that in Yuma's rental market, a large percentage (70%) of tenants have pets. Choosing not to allow pets can significantly limit your pool of potential renters and may result in longer vacancy times.
Service Animals & Emotional Support Animals (ESA)
While you can choose not to allow pets, service animals and emotional support animals (ESAs) are not considered pets under federal fair housing laws. As a landlord, you must accommodate tenants with a verified disability who require a service animal or ESA. This means:
You cannot charge pet fees or deposits for service animals or ESAs.
You may request proper documentation for an ESA but cannot require certification for a service animal.
Service animals and ESAs must be allowed, even if you have a "no pets" policy.
We ensure full compliance with fair housing laws while also protecting your property. If you have questions about pet policies or ESA regulations, contact us today!

Yes, we collect a $400 escrow reserve from you. This is your money, and it will be safely deposited into our bank trust account to serve as a reserve for your property.
These funds may be used to cover maintenance expenses or any other costs that arise between the time we send you your rental income and when we collect the rent from the tenant the following month.
Rest assured, we will maintain this reserve for the duration of our management of your property. If we stop managing your property, the remaining balance will be returned to you.
-
At Professional Property Managers, we hold all tenant security deposits in a security deposit trust account to ensure full compliance with Arizona's security deposit laws and trust accounting regulations. This practice provides transparency and ensures that funds are protected throughout the duration of the tenancy.
You can trust that your security deposit will be managed in accordance with Arizona Real Estate Commission guidelines.
-
When a tenant moves out, Professional Property Managers will conduct a property check-out and handle the security deposit return process. We will withhold any funds from the tenant’s security deposit that are legally due and allowable, such as for damage repairs or unpaid rent.
We fully comply with Arizona state law regarding what can and cannot be deducted from a security deposit, ensuring all returns are processed legally and transparently.
-
If your property is vacant, you're welcome to take care of any repairs or make-ready tasks yourself. However, once a tenant is in place, we require that all maintenance work be done by approved vendors for the safety and security of the tenant. We use pre-screened professionals to ensure high standards of service.
If you have a preferred vendor you’d like to work with, let us know! We're always happy to consider adding trusted vendors to our network.
