Here’s what I always tell my owners: smart spending isn’t about always choosing the cheaper option—it’s about choosing the wiser one.
Start with the age and condition. Everything in a home has a lifespan. Water heaters typically last 8–12 years. HVAC systems, about 10–15. Roofs can go 20–30, depending on the material. If something breaks early, a quick repair might do the trick. But if you’re looking at a system that’s limping along in year 12, replacement may actually save you more in the long run.
Then there’s the 50% rule. If the cost of repair is more than half the cost of a new unit and the item is more than halfway through its life? It’s probably time to let it go. Think of it like this: spending $400 to fix a 12-year-old $700 furnace might not be the love story your investment needs.
Look beyond the price tag. Yes, a repair is cheaper today. But how many times will you need to call someone out next year? And how many 2 a.m. phone calls can you and your tenant endure? Sometimes, a replacement pays for itself—not just in fewer service visits, but in peace of mind and tenant satisfaction.
And speaking of tenants… Happy tenants stay longer. They renew leases. They treat your home with care. But if they’re constantly dealing with flickering lights, leaky faucets, or unreliable appliances, they start to feel forgotten. And that’s when they start looking elsewhere.
