Application Fee:

  • $50 per adult (18+), non-refundable

  • Each adult must complete a separate application

  • All minor occupants must be included in the application and lease

Fees & Move-In Costs

Refundable Security Deposit:

  • Amount: $1,850

  • Held until lease end; refunded less any damages, missing items, or required cleaning

Non-Refundable Cleaning Fee:

  • Amount: $0

  • Covers professional cleaning upon move-out. Tenant is still responsible for having the property professionally cleaned at move-out.

Non-Refundable Pet Fee (if applicable):

  • Amount: $250 per pet

  • Due: With first month’s rent

Pet Rent (if applicable):

  • Amount: $0 per pet, per month

One-Time Admin Lease Signing Fee:

  • Amount: $100.00

  • Due with first months rent

First Month’s Rent:

  • Amount: $1,850

  • Due at lease start or prior to move-in- prorated if needed

Septic Fee:

  • Amount: $30 per month

Monthly Rent & Inclusions

Base Rent:

  • $1,850 per month

  • Due by the 1st of each month; considered late after the 5th

Included in Rent (if applicable):

  • Refrigerator/Freezer, Dishwasher, Sink Disposal, Convection Range, Washer/Dryer - Individual Units, Central AC (please remove all window and portable units), Fenced Yard

  • Special Features (if any): The home sits along a golf course. It also has an enclosed patio and a peaceful setting. The yard is maintained on a regular schedule.

Pet Policy

  • 3 pets permitted

  • Large Dogs (50 lbs+), Small Dogs (Under 50 lbs), Indoor Cats, Outdoor Cats

Additional Information

We do not hold properties without a signed lease and paid security deposit.

  • Upon application approval, the security deposit and first month’s rent (or prorated amount) must be paid.

  • We will reserve the property for up to 10 days only with a signed lease and paid deposit.

  • If the tenant does not move in as scheduled, the security deposit is forfeited.

  • Applications and leases are processed on a first-come, first-served basis. Application fees are non-refundable once processing begins.
